Binghatti has a new name circulating through Dubai’s property market: Spectre.
For anyone who has been following Binghatti’s rapid expansion through 2026, however, Spectre is not arriving in isolation. It follows Binghatti Wraith, another Al Jaddaf development that we have been tracking, and the two projects tell an interesting story about where the developer is taking its Dubai portfolio.
Both sit in Al Jaddaf. Both are being developed by Binghatti Developers. But while Wraith is now moving through its early construction phase, Spectre remains much closer to the beginning of its development journey.
Spectre: the new arrival
Spectre is being marketed as a major mixed-use development in Al Jaddaf, rather than simply another residential tower.
The development is planned around two towers containing residential apartments alongside offices and retail. Current project information identifies 966 units, including approximately 712 residential units, 235 offices and 19 retail units.
The residential mix is particularly revealing: 81 studios, 546 one-bedroom apartments, 82 two-bedroom apartments and three three-bedroom residences.
That means the overwhelming majority of Spectre’s residential inventory is one-bedroom accommodation.
Binghatti currently advertises Spectre from AED 774,999, with the project listed in its official portfolio alongside Wraith.
The development is also being positioned around connectivity. Al Jaddaf places it close to the Metro, Dubai Healthcare City, Downtown Dubai and Dubai International Airport.
But the real difference is the inclusion of offices and retail. Spectre is designed to operate as more than a residential address.
So who is behind Spectre?
The developer is Binghatti Developers FZE, part of the wider Binghatti group.
The company’s own portfolio currently lists Spectre as an Al Jaddaf development, alongside Wraith and its expanding collection of Dubai projects.
There is, however, an important distinction between what is being advertised and what can currently be verified through project records.
Dubai project data identifies Spectre as project 4370, with Binghatti Developers FZE as the developer. The latest available registry-based information shows the project as pending and construction at 0%.
In other words, this is still the beginning of the story.
The social-media advertising should not be confused with a tower already rising several floors above Al Jaddaf.
When will Spectre be finished?
This is where the paperwork becomes particularly important.
Some property databases currently give Spectre a 2028 completion date, but the information is inconsistent.
A DLD-based project tracker currently records a planned handover of 31 December 2028, while another property database still lists 31 March 2028.
There are also reports suggesting construction activity could begin around October 2026, but those should not be treated as a confirmed developer commitment.
For our purposes, therefore, December 2028 is the latest registry-based date we can identify, but it should be treated as a planned completion rather than a guaranteed handover date.
That distinction matters.
The payment structure
Marketing material circulating for Spectre shows a 10/40/50 structure on certain residential units:
10% on booking
40% during construction
50% on handover
The construction instalments are scheduled to begin around October 2026 in the published schedules. A 4% Dubai Land Department fee is also shown separately.
However, buyers should confirm the exact payment schedule in the sales agreement because different unit types can carry different schedules.
Before Spectre came Wraith
If Spectre represents Binghatti’s next move in Al Jaddaf, Wraith is the project we have already been watching.
Wraith is a 19-storey residential tower with a distinctive crystalline façade and curved balconies. Binghatti describes the building as having panoramic views toward landmarks including the Burj Khalifa and Dubai Frame.
Unlike Spectre, Wraith is already registered as an active project.
Its Dubai Land Department project number is 4482 and the developer is Binghatti Developers FZE.
How far along is Wraith?
This is where the current records are useful.
The latest DLD inspection information available to us records Wraith at 0% construction completion, with the last recorded inspection taking place on 20 May 2026. The registered construction programme puts the start around July 2026, with completion scheduled for the end of December 2027.
That doesn’t necessarily mean nothing has happened physically since May.
It means the publicly available DLD inspection record has not yet registered measurable construction progress beyond 0%.
That is an important difference.
Wraith is therefore much further along administratively than Spectre, but neither project should currently be described as a substantially completed structure.
Wraith’s target completion
The current target is December 2027.
Property Finder lists construction as beginning in June 2026 and expected completion in December 2027, while DLD-linked project data records the completion date as 30 December 2027.
That gives Wraith roughly an 18-month construction window from the reported start to the targeted completion.
Who is behind Wraith?
Again, the developer is Binghatti Developers FZE.
The project is a single residential building comprising studios, one-, two- and three-bedroom apartments. Binghatti’s official material puts the emphasis on the building’s crystalline glass façade, its Al Jaddaf location and its proximity to Downtown, DIFC, Dubai Healthcare City and DXB.
The project is also backed by a registered escrow arrangement, with DLD-linked records identifying United Arab Bank as the escrow bank.
Wraith first. Spectre next.
This is perhaps the more interesting story.
Binghatti isn’t simply launching one building and walking away from the district.
It is building a pipeline in Al Jaddaf.
Wraith is the residential proposition: a 19-storey tower with a highly sculpted exterior and a 2027 completion target.
Spectre takes the proposition considerably further, introducing two towers, residential units, offices and retail, with the current registry-based completion target extending into 2028.
And the construction records tell us something the advertising doesn’t.
Wraith is registered and in the construction programme, but its latest publicly recorded DLD inspection still shows 0% completion.
Spectre is even earlier in the process, with its project registration still showing a pending status and 0% recorded completion.
So for anyone looking at the glossy renders and asking when these buildings will actually become part of the Al Jaddaf skyline, the answer is still some distance away.
Wraith is targeting December 2027.
Spectre is currently pointing toward December 2028, although its public handover information remains less settled.

And with Binghatti’s pace of expansion, Spectre may not be the last chapter in the Al Jaddaf story.
